The Problem:
A property management team’s time to complete rehabilitation and marketing repairs increased monthly. The longer it took to repair the property, the longer it took to list, thus increasing holding costs and financially straining stakeholders.
The Method:
The team set an audacious goal to reduce the time to complete repairs by 50 days. With the bold goal in mind, the group used data and direct observations to analyze and visualize the repair process methodically and scientifically. The team uncovered five bottlenecks throughout the repair process.
The Result:
The ideas flowed quickly once the team could see exactly where the problems existed. The team was empowered and motivated to propose any solution that might resolve bottlenecks. Over 40 solutions were proposed, and ten solutions were implemented. Ultimately, the team reduced the average repair time by over 60 days. (10+ days more than their goal!)
